总之 opens the final sentence or clause to sum up what came before: 这里交通方便，环境也好，总之，是个住的好地方 'in short, it's a great place to live'. It can also cut a discussion short with a firm conclusion: 不管你怎么想，总之我不同意. Don't confuse it with 总是 (always), 总共 (in total) or 总算 (at last). In HSK 5 essays, 总之 is a natural way to conclude.
